Common triggers for engineering
- Your county or city requires engineered/stamped structural calculations for residential permits, regardless of design.
- The project adds a second story above existing framing.
- You're removing or altering a load-bearing wall.
- The design includes long spans, large open rooms, or unusual roof framing.
- Soil conditions on your site require specific foundation engineering.
- Your project involves multiple stories or complex, non-standard framing.

What "engineered" actually means
An engineered plan set includes calculations and details—floor joist layouts, footing sizes, header sizes, post/beam sizing, shear wall information—that have been reviewed and, where required, sealed by a professional engineer licensed in your state. This is a different credential and scope of work from standard architectural drafting, which is why engineered projects cost more and typically involve professional coordination beyond drafting alone.
Why some counties require it and others don't
Structural engineering requirements are set locally, often tied to factors like seismic activity, wind loads, snow loads, or soil conditions common in that area, as well as the building department's own review standards. That's part of why the same house design can need engineering in one county and not another.
